HOW LONG DOES IT TAKE TO LEASE MY PROPERTY?
Generally, South Florida Realty Management can lease your property within 30-40 days if it is in optimal rent-ready condition and correctly priced. However, some homes lease quicker, and some may take a little longer to find a qualified tenant. We will begin marketing your home the moment it is rent-ready. The best time to have your home on the market is before the first of the month, as tenants usually look to move at the end of the month. If your house is priced right, in good showing condition, and available to occupy by the 1st, there should be no reason to miss a month of rent. We will guide you to price your home right the first time to avoid multiple reductions after it is on the market.

WHEN YOU FIND A RESIDENT FOR MY RENTAL HOME, HOW DO YOU QUALIFY THEM?
We strive to provide you with quality residents for your rental home. We accomplish this by following a strict set of tenant selection criteria, including a complete national credit report from our credit partner, Equifax, on each adult tenant applicant, verification of their rental history from previous landlords, employment verification, a criminal background check, and more.

HOW QUICKLY DOES SOUTH FLORIDA REALTY MANAGEMENT PROCESS MONTHLY RENTS AND FINANCIAL STATEMENTS TO PROPERTY OWNERS?
We pride ourselves on a quick turnaround of your rental revenue and associated financial statements. Rent is due on the 1st of each month and late on the 5th. Once we collect the rent on your behalf, it is deposited into our escrow account and generally clears in five business days. We typically process and electronically transfer your rent and a monthly financial statement by the 20th of each month. We offer Electronic Funds Transfer (EFT) so your owner's draws are deposited in your bank account in as few as two business days after your tenants' funds have cleared our bank.

HOW OFTEN AND HOW ARE THE PROPERTY INSPECTIONS CONDUCTED?
When your property is vacant, we generally inspect it at least bi-weekly. The next inspection is done before residents move in, known as the “move-in inspection,” where we detail the condition of your property, including photos and/or video. We inspect the exterior of our properties periodically and conduct other inspections as requested (inspection fees may apply) or if warranted. Within 90 days after residents move in, we contact them to ensure all is well with your property and your tenants. When the residents move out, we conduct a detailed “move-out inspection” to ensure the property is returned in the condition it was leased (normal wear and tear excepted as per Florida Statute). Pictures and/or videos from the move-in inspection are compared. If damages are found, we will impose a claim on the tenant’s security deposit as required by Florida Landlord/Tenant Laws (F.S. 83). If no damage is found, we promptly return the security deposit to the former residents and complete the required documentation as also required under Florida Statute.

HOW IS RENT COLLECTION HANDLED?
All rents are due on the 1st of each month and late on the 5th. If rent is not received as scheduled, we serve a late rent warning compliant with Florida Statute. Tenants who have not paid rent by the 6th are served with legal paperwork to file for eviction. If a satisfactory payment arrangement cannot be made, all paperwork, including copies of the lease and our notices served upon the tenant, is forwarded to our preferred eviction law firm to proceed immediately with filing aneviction action.

DO YOU GUARANTEE THE RESIDENTS THAT YOU PLACE IN MY RENTAL HOME?
YES! OUR GUARANTEE: If any tenant that we place into your rental home moves out and breaks their lease (for any reason) during the first six months, we will waive our normal leasing commission and re-rent your home to a new qualified tenant at no charge! -
IS SOUTH FLORIDA REALTY MANAGEMENT THE CHEAPEST COMPANY IN TOWN?
Probably not. There seems to be a new property management company starting out every day, trying to beat everyone else's price. Our fees are very competitive, and we certainly are NOT the most expensive. On the other hand, we charge a fair fee for tremendous service, which includes:
- Extensive paid contract advertising with the country’s largest rental real estate ad clearing houses (Zillow, Trulia, Hotpads, Realtor MLS, and many more).
- Developing personal relationships with our customers
- Photo and/or video taped property inspections
- Extremely careful tenant selection process
- Our leasing fee/tenant guarantee
- Showing properties by appointment seven days a week, 7 AM to 7 PM

HOW ARE MAINTENANCE ISSUES HANDLED?
At South Florida Realty Management, we assist our property owners and residents by having independent qualified maintenance technicians perform all necessary repairs. To avoid a conflict of interest, we do not charge a surcharge on any third-party maintenance or repair items and ask that tenants request all maintenance items in writing. Work orders and repair requests can be generated right from our website, allowing property owners, tenants, and vendors to track the progress of the 'fix.'
