Dissatisfied residents don't stay residents for very long—they move out. When this occurs, it costs owners thousands of dollars in vacancy, repairs, and real estate commissions to re-rent the property. We offer residents access to qualified maintenance support 24 hours a day, seven days a week to provide peace of mind. While we may not be able to service a failed air conditioner at 4 AM, we will take the resident complaint and dispatch qualified, licensed, insured, and vetted personnel to troubleshoot systematic problems as soon as the vendor office opens the next morning. Happy residents stay longer, reducing the needless expenses all investors want to avoid!
Additionally, we perform formal inspections before any tenancy and at the conclusion of any tenancy to assess property wear. Our inspections help differentiate resident abuse from property wear-out and assist us in handling security deposit claims. We prepare the forms, document areas of concern, and will go to court if needed to testify to our findings and how security deposit claims are handled. We also advise on capital expenses that need to be addressed as we become aware of them through our regular inspection process.

Rental homes must be properly maintained to preserve the value of the investment and maintain a positive relationship with the residents. Florida also has laws requiring landlords to comply with certain basic maintenance and repair standards.
We will not make repairs to your property without first obtaining your approval. We establish a mutually agreeable minimum threshold for "normal" repairs, usually around $500. This level typically covers common issues like a kitchen faucet leak, broken pipe, or HVAC service.
Note: This excludes emergency repairs or those required to bring your property into compliance with laws, governmental building codes, zoning, safety and municipal codes, or the restrictive covenants of your homeowners association. Additionally, any repairs necessary for the immediate safety of the tenants or your property, in the manager's sole judgment, are also excluded.
If your property is vacant, we will seek approval to make necessary repairs to improve the property's appeal to prospective renters. This means a faster lease-up and less vacancy for you. Examples include lawn service, pool service, painting, and other minor repairs as needed.
We also encourage changing the locks between each tenancy cycle to avoid liability issues. For high-end repairs like HVAC, electrical, and plumbing, we only use vendors who are properly licensed and insured for the work being performed on your property. You will always receive copies of their original invoices for all repair work completed by licensed professionals each month for your long-term records, including warranty information. We do not mark these invoices up! Owners get the best prices, and tenants receive the fastest service because we handle a large volume of work monthly. Our vendors respond quickly to us and offer excellent repair pricing!
