At South Florida Realty Management, we do not tolerate delinquent payments from residents. We carefully explain this policy to new tenants to avoid any misunderstandings. You can expect us to make every effort to collect rents on time. However, situations may arise where eviction becomes necessary. Since eviction is a legal proceeding and we are not attorneys, we recommend using a law firm specializing in landlord/tenant law. We work closely with one such firm.

We work hard to avoid going to court and rarely need to organize a full eviction. Over the years, we have developed strategies to help us avoid the eviction scenario. Typically, we find that tenants we select want to "do the right thing" and avoid eviction court to maintain their good rental history.

However, evictions can occur, and we often receive the question: "How much does eviction cost?" For a non-contested eviction due to non-payment of rent, the total cost, including attorney fees and filing fees, typically ranges from $1,300 to $1,700. We do not mark up legal services and work closely with legal professionals to ensure your investment property is vacated in an orderly fashion and re-rented as quickly as possible.

Should eviction become necessary, we also help you recover that cost by imposing a claim on the tenant’s security deposit. Our goal is to make the process as easy for you as possible.
